You really want to own a property, and you’re immediately attracted to an affordable property. Without thinking too much, you decide to make your purchase because you don’t want to miss out on such a great deal.
But you’ve missed an important part of the process: researching on your property developer!
One of the main consequences to this is having poor workmanship done on your house. This could lead to many defects that’ll be a burden on your finances, especially when you expected your new home to be done up properly.
Here are some defects you may encounter:
#1 Cracked and damaged tiles

You walk into the kitchen and bathroom and you realise that your floor tiles are damaged, or when you put down a heavy furniture, the tiles start to crack.
#2 Stains on the floor finishing

Whether you’re using wood or tiles for your floor, it’s a pain when you find stains that are hard to remove.
#3 Unevenly painted surfaces

The walls of your house may look uneven with streaks, splotches, and inconsistent colour shades. This means you’ll have to do re-painting work, which will cause extra money.
#4 Delamination

One of the main reasons for delamination in concrete is the high air content that is trapped by a tight power-trowelled finish on the surface. As a result, small air bubbles are trapped, causing raised blisters to appear on the surface and produce hollow sound when you tap on it. Definitely not a good look for your new home.
#5 Inconsistent jointing between wall tiles

You may find that the wall tiles are inconsistently aligned, or there are visible gaps or holes and stains over them.
The damages listed above may unnecessarily cost you a lot of money to rectify. So, don’t forego your research! Ensure that you are communicating with a legitimate property developer. How do you do this, you ask?
The CIDB Quality Assessment System in Construction (QLASSIC) for good workmanship scheme was launched in 2007 to ensure property developers deliver quality homes. It sets the benchmark for workmanship quality in residential projects.
Since its implementation, more than 2,000 projects have been assessed or committed for assessment. Therefore, before buying a home, check the developer's records based on their past projects.
The QLASSIC scheme is open to all new residential projects (e.g. terrace housing, cluster housing, bungalow, flats, apartments, condominium and residential units in a mixed development). Participation by developers is voluntary.
